What Is The Buyer's Agency Agreement?

Entering into a Buyer's Agency Agreement has countless advantages. When you sign the agreement, you are simply agreeing to hire a professional representative who, by law, must represent your best interests to the best of her ability. All of this personal service is available at absolutely no cast to you! The seller's agent is responsible for paying your buyer's agent fee. With a buyer's agent, you get a professional real estate agent devoted to protecting your needs and helping you make one of the most important investment decisions of your life and you don't even have to pay the fee!

What Is A Real Estate Buyer's Agent?

A real estate buyer's agent represents the consumer who is purchasing the property in the real estate transaction. This agent owes FULL fiduciary responsibilities, duties, and loyalty to the real estate buyer. The buyer's agent works for the buyer (client), and has the client's best interests in mind throughout the entire real estate transaction process.  A written agreement is preferred from the beginning, through. The agreement will spell out the responsibilities of both parties throughout the real estate transaction. Remember: Until you enter a buyer's agency agreement, all real estate agents you are working with, represent the seller!  This includes all on-site agents in new construction communities and any agent you visit during an open house!

How Is The Buyer's Agent Compensated?

The listing company will pay the buyer's agent. The seller pays the listing company typically at closing. Homes listed in the MLS (Multiple Listing Service) have already agreed to compensate the agent that brings a buyer to the seller. Did you ever hear that a real estate listing fee might be 6% and think that the Realtor makes $12,000 from the sale of a $200,000 home? WRONG! Let's take a look and see what happens to a 6% listing fee. The Seller pays the total commission to the listing agent. Part of the money will go to the property that has the property listed, part to the listing agent, part that goes to the company that brings the buyer, and part to the buyer's agent. On average it is an equal split of 3% to each company (listing and selling) then a % of that 3% to the agents (listing and selling). Remember that the buyer's agent is an independent contractor paying for all expenses ie gas, mileage, lunch, and their time and is only compensated by real estate closings.
