A property that's not well organized or clean inside and out doesn't make a good first impression. Bella Casa's Concierge Service gives the home your marketing an edge over the competition!

Your listing, as you know only has one chance to make a great first impression. Let there be no unexpected surprises waiting at the property when you, or a Realtor visit with a prospective buyer. Bella Casa Concierge will service your listing to keep it inviting, fresh, and a pleasure to visit! Services are contracted monthly with no long term obligations.

Our Standard Service Includes:

• Weekly exterior visual inspections
• Check front door, yard and driveway are as should be and remove trash cans/papers/mail/debris
• Check your signage and riders so they are always professionally appealing
• Restock brochure boxes during weekly inspections We can receive your fliers via e-mail
• *Check and water indoor plants
• *Dust and light clean-up through-out; check and remove pests if necessary
• *Check windows/doors/blinds/drapes/lights; check bathrooms/paper supplies
• We report back via e-mail or fax after each visit and alert you immediately of any problems with the property, should they arise
• *Bring in mail and newspapers
• Insure that yard care and snow removal services are being performed
• *Insure that maid and pool services are being performed
• *Run water through all taps and faucets
• *Flush all toilets
• Exterior visit of property after a storm
• We can also place your Open House signage at the property prior to your opens and schedule our check-ins around them. Need refreshments, fresh flowers or balloons to provide that extra touch? Send us your grocery list and we’ll make it happen
• *With 24 hours notice we can check home prior to showings
• Up To 25 Digital Photos of the property e-mailed directly to you (optional deduct $50 if not needed)
• Wait at the property for the Appraiser, Home Inspector and Contractor

Need Lawn Service? An additional $140 per month for weekly lawn care by "Just Cuts" includes; cut, trim and clean-up. Need just a one time service? They can do that for $40 per visit (lots 3/4 acre and under). Initial clean up fee of $100 for 1st visit to a vacant or unkept property applies.

The only additional fee in our Standard Service is for driving out of our 20 mile radius from our New Hartford Office. Please add an additional $15 per listing.
