1. “Is this really a FREE SERVICE, and how is Bella Casa compensated?”

 

Yes, this is a FREE SERVICE to you. We ask for home buyers and sellers that are in need of quality real estate agents because we introduce only the serious and professional Realtors in the industry. The extensive research that matches you, (our client) with a top selling Realtor in your area is later paid with a referral fee by the Realtors Broker only if a sale is made. There is no extra cost to the buyer or seller. The commission rate is set between the sellers and Realtor in the Listing Agreement and paid for at the sale of the house in the closing costs. It works the same way with buyers, Brokers commission fees are paid at the closing of the property and disbursed between Brokers.

 

2. “How do I know that I will get a quality Real Estate Agent and not just anyone with a license?”

 

It is in our own best interest to make sure you are matched with a quality top selling Realtor. If we refer only top Realtors we are more likely to see your home sale and purchases go through and be paid our referral fee. A top selling Realtor is our best advocate. We have strict membership guidelines in order to be accepted in our Referral Network. One of such is you must be a Realtor. Realtor® is a federally registered collective membership mark which identifies a real estate professional who is a member of the National Association of Realtors® and subscribes to it’s strict Code of Ethics.

 

3. “What if I already have an Agent trying to sell my home or purchase a property for me? Can you find me a new one if I am not happy with the service I am getting?”

 

Yes we can. However, if you have signed a Listing or Buyers Agreement with the said Agent, the Broker will have to release you from the Agreement or you will need to wait until the Agreement expires to use your new referred Realtor. You may want to consider asking to have the new Realtor contact you one month before your Agreement expires so you can be ready to go and not miss a day out in the market.

 

4. “What if I already know what Broker/Agent I want to use? Can I still use your Service so I do not have to contact the Realtor myself? I want the Realtor to contact me instead of trying to reach the Realtor.”

 

Absolutely. If you know the name and agency of the Real Estate Agent you want, we will make the introduction for you and have that Agent contact you directly.

 

5. “How long does it take once I give Bella Casa my information until the local Realtor contacts me?”

 

Typically it takes about one week for the entire process. If you have an immediate need, please let us know and we can attempt to rush your referral through faster.

 

6. “If I need to relocate, can I have you refer a Realtor to sell my home and then another Realtor to help me find a new home?”

 

Yes we can. We simply need both locations of where you are moving from and where you are moving to. We will also need your contact information of where you are residing temporarily.

 

7. “What is the process after I submit my information to you?”

 

After receiving your completed Interview Form, we research your local area for the top selling Realtor and interview them. Once our research is complete, a choice is made and that Realtor is contacted. We submit a Referral Form to the chosen Realtor who has 24 hours to sign and return to us. We then provide the Realtor with your information to contact you directly within 24 hours of receiving the Referral Form.

 

8. “What areas of the country does your service cover? We are in a small rural town.”

 

We refer top selling Realtors in every U.S State. We can assist you in big cities and small towns with any home sale or purchase.
